The Story Behind The Sale: 20/29-33 Epsom Road, Rosebery

There are two common measures of success when it comes to selling property – the sale price, and the number of days it spends on the market.

The property

Unit 20/29-33 Epsom Road is no ordinary apartment. This divine loft-style one bedroom plus study apartment is the epitome of chic contemporary urban living. Set across two levels in Rosebery’s iconic CODA building and boasting a double-height screened balcony, it is perfectly positioned moments from cafes, parks, supermarkets and excellent transport links.

Owner Rodney Smith lived in the apartment for nine years and then leased it out for three years. He spared no expense in making the apartment as comfortable and stylish as possible, upgrading the flooring and light fittings throughout.

When he was looking to buy property overseas earlier this year, he decided the time was right to sell his Rosebery apartment.

Preparation is key

The aim was for potential buyers to walk into the apartment and think nothing but ‘wow’, and attention to small details was the key. At Brendon’s recommendation, Rodney installed new variable light switches allowing the apartment to be brightly lit for showings, but then giving the new owner the option to switch between warm, bright and daylight tones once they moved in. The apartment was given a fresh coat of paint and Rodney had all the hooks removed from the walls to create a clean, blank canvas so potential buyers could begin to imagine themselves living in the home.

The story of the sale

The apartment was listed for sale at 3pm on Friday 26 March, and the first open house was at 10.30am the following morning. Just four days after that, the apartment was sold for a suburb record of $740,000. A truly remarkable result, and Rodney couldn’t be happier.

But it wasn’t all smooth sailing.

“There were a couple of things in the strata report, but there always are,” Rodney explains. “I don’t know of a strata report that doesn’t have a couple of issues. The refreshing thing was that Brendon gave a copy of the strata report to everyone who took a contract.”

This approach meant that the Clark team were on top of the issues, and able to respond to them calmly and directly, without being caught off guard.

“They were calm and collected and handled it with a smile, because they knew what was coming,” says Rodney.

While Rodney was very pleased with both the speed of the sale and the record price achieved, he was also impressed with the way Brendon and his team conducted business.

“There are two industries that really spook most of us and that’s the car salesman and the real estate agent,” Rodney says. “And this is the first time that I’ve met a real estate agent that was just a normal human.”

“He didn’t come on like he was going to change the world and set your bank account on fire. He was quite the opposite, which is refreshing.”

Rodney says the sales process overall was no fuss, and very positive.

“And when it gets a bit tough in the trenches, they’re seasoned campaigners with a smile on their face rather than getting growly and grumbly, which is easy to do when things don’t start going in your direction.”
